The Impact of Inflation on Construction Cost in Yenagoa


1.1 Introduction

Inflation refers to the rate at which the general level of prices for goods and services rises, leading to a decrease in purchasing power. It is often measured by the Consumer Price Index (CPI), which tracks changes in the prices of a basket of consumer goods and services (Baffes, 2015). The construction industry is a vital sector that significantly influences the economic development of a region, serving as a barometer for overall economic health. In Yenagoa, the capital of Bayelsa State, Nigeria, the impact of inflation on construction costs has become increasingly pronounced in recent years. Inflation, defined as the general increase in prices and the subsequent decrease in the purchasing power of money, poses a critical challenge to the construction sector, affecting project feasibility, timelines, and quality (Afolabi et al., 2020). As the cost of raw materials, labor, and equipment rises, construction firms are often forced to adjust their budgets and project scopes, leading to delays and reduced investment in infrastructure (Obi & Nwankwo, 2019).

As a prelude to other parts of this study, this chapter will discuss the background upon which this study was initiated, the statement of problems that led to this study, the Aim and Objectives of the study. Others are Significance of the study, Scope of work, Research hypothesis and questions, Limitation of the study and Definition of terms.


1.2 Background of Study

In recent years, Yenagoa has continued to experience fluctuations in inflation, influenced by local and national economic conditions. The effects of inflation on construction costs have become a critical area of concern for contractors, policymakers, and investors. Various studies have documented the correlation between inflation rates and construction costs in Nigeria, emphasizing the need for strategic planning and adaptive measures within the industry (Ugwunta & Okoye, 2021).

Historically, construction industry in Yenagoa, Bayelsa State, is intertwined with the socio-economic dynamics of Nigeria, particularly concerning the impact of inflation on construction costs. Since its establishment in the early 1990s as the capital of Bayelsa State, Yenagoa has witnessed significant infrastructural development driven by government initiatives and private investments. However, the rapid fluctuations in inflation rates over the years have posed substantial challenges to the construction sector (Eteh, 2018). in the 1990s, the Nigerian economy experienced high inflation rates due to a combination of political instability, economic mismanagement, and fluctuating oil prices. These factors severely affected the construction industry, leading to increased costs for materials and labor. Consequently, many projects in Yenagoa were delayed or abandoned, impacting the overall growth of the region’s infrastructure (Ojo, 2019). Rising costs for imported materials and disruptions in supply chains further complicated project budgeting and delivery timelines, leading to calls for improved economic policies to support the construction sector.

The construction industry plays a crucial role in the economic growth and development of Yenagoa, the capital of Bayelsa State, Nigeria. This sector is not only fundamental for infrastructure development but also serves as a catalyst for job creation and economic diversification. However, the construction industry in Yenagoa has faced significant challenges, particularly in recent years due to the rising levels of inflation. Inflation, which refers to the sustained increase in the general price level of goods and services over time, has direct implications for construction costs, affecting everything from raw materials to labor (Okeowo & Olasunkanmi, 2019).

In Yenagoa, the effects of inflation on construction costs are exacerbated by a variety of factors, including fluctuating prices of construction materials, inconsistent supply chains, and economic instability. These challenges can lead to cost overruns, project delays, and, in some cases, abandonment of projects altogether (Ajayi & Adediran, 2020). As inflation rises, construction firms often find it increasingly difficult to predict costs accurately, which complicates budgeting and financial planning. This unpredictability can discourage investment in the construction sector, thereby stunting economic growth in the region (Nwankwo & Okeke, 2021).

According to Afolabi et al., (2020), the socio-economic context of Yenagoa characterized by a high rate of poverty and limited access to financial resources compounds the impact of inflation on construction costs. Many potential clients may struggle to secure financing for construction projects, making it difficult for contractors to obtain sufficient capital to absorb rising costs. This situation highlights the need for a comprehensive understanding of the relationship between inflation and construction costs to inform policymakers and industry stakeholders (Afolabi et al., 2020). Therefore, in Nigeria where the research was carried out, the activities that was conducted is to know the impact of inflation on construction cost.


1.3 Statement of Problems

Investigation revealed that inflation is contributing to the overall uncertainty in the market, leading to hesitancy among investors and stakeholders in committing to new projects. This reluctance is detrimental to the growth of the construction sector in Yenagoa, as potential projects may be postponed or canceled entirely due to fears of escalating costs (Eteh, 2018). Moreover, labor costs are also influenced by inflation, as workers demand higher wages to keep pace with the rising cost of living (Ojo, 2019).

The combined effects of material price increases, labor cost pressures, and market uncertainties are hindering the development of sustainable infrastructure. As a result, addressing the impact of inflation on construction costs is crucial for ensuring the viability and success of future construction projects in the region (Ugwunta et al. 2021).


1.4 Aim and Objectives of Study

The aim of the study is to examine the impact of inflation on construction costs in Yenagoa, Nigeria. In achieving this aim, the following specific objectives were laid out as follows:

  1. To evaluate the implications of rising construction costs on project feasibility and investment in the construction industry in Yenagoa.
  2. To examine the relationship between inflation rates and the prices of construction materials in Yenagoa.
  3. To analyze the historical trends of inflation and construction costs in Yenagoa over the past decade.
  4. To assess the effect of inflation on labor costs in the construction sector of Yenagoa.
  5. To provide recommendations for stakeholders in the construction industry to mitigate the effects of inflation on construction costs.

1.5 Research Questions

The study came up with research questions so as to be able to ascertain the above stated objectives. The specific research questions for the study are stated below as follows:

  • What are the historical trends of inflation and construction costs in Yenagoa over the past decade?
  • How does inflation affect the prices of construction materials in Yenagoa?
  • In what ways does inflation influence labor costs in the construction sector of Yenagoa?
  • What are the implications of rising construction costs due to inflation on project feasibility and investment in Yenagoa's construction industry?
  • How do stakeholders in the construction industry perceive the impact of inflation on their operations and decision-making?

1.6 Research Hypothesis

In order to pursue the objective of this study, the following generalized statements have been designed to guide and aids in obtaining the result for the experiment to be conducted. For this work, the null hypothesis will be represented with H0 while the alternative hypothesis will be represented with hypothesis H1.

Hypothesis One

  • H0: There is a significant negative relationship between inflation rates and the cost of construction materials in Yenagoa.
  • H1: There is a significant positive relationship between inflation rates and the cost of construction materials in Yenagoa.

Hypothesis Two

  • H0: Inflation has no significant effect on labor costs within the construction sector in Yenagoa.
  • H1: Inflation has a significant effect on labor costs within the construction sector in Yenagoa.

1.7 Significance of Study

The findings will enhance understanding of the relationship between inflation and construction costs, which will aid project managers and contractors in budgeting and planning more effectively. Also, policymakers will benefit from the study by gaining awareness of how inflation impacts the construction sector, allowing them to formulate strategies to stabilize costs and promote sustainable development.

Additionally, investors will find the research useful in assessing risks associated with construction projects in inflationary environments.

Finally, the study will contribute to academic discourse on the economics of construction, serving as a reference for future research in related fields.


1.8 Scope of Study

The scope of the research is focused on the impact of inflation on construction cost using Yenagoa, Bayelsa State as a case study.


1.9 Limitations of the Study

The research study faced several limitations that impacted its scope and depth.

  1. There were delays in response from respondents, which further limited the ability to gather timely information and insights.
  2. Financial constraints also posed significant challenges, restricting the resources available for conducting a more extensive study.
  3. Lastly, time constraints affected the overall timeline of the research, limiting the opportunity for in-depth analysis and exploration of certain aspects related to inflation and construction costs.

1.10 Definition of Terms

Inflation: It refers to the rate at which the general level of prices for goods and services rises, leading to a decrease in purchasing power. It is often measured by the Consumer Price Index (CPI), which tracks changes in the prices of a basket of consumer goods and services (Baffes, 2015).

Construction Cost: It encompasses all expenses associated with the construction of buildings or infrastructure, including materials, labor, equipment, and overhead costs. These costs can fluctuate significantly due to various factors, including inflation (Ogunsemi, 2017).

Yenagoa: It is the capital city of Bayelsa State in Nigeria, known for its unique geographical features and growing construction sector. The economic activities in Yenagoa are influenced by regional factors, including inflation rates and market dynamics (Edeh & Okafor, 2018).

Material Costs: It specifically refer to the expenses incurred for purchasing construction materials such as cement, steel, and timber. These costs are particularly sensitive to inflationary pressures, which can impact the overall budget for construction projects (Sambo, 2016).

Labor Costs: It pertain to the wages and benefits paid to workers involved in construction activities. These costs are influenced by market demand for labor and can rise during periods of high inflation as workers seek to maintain their purchasing power (Adeleke et al., 2019).
