ABSTRACT


The topic of this research work is on performance level of Abia state case study.

This project contain facts or real Estate finance in various forms of establishment be it business or governmental also in me the manufacturing firms on which this research was conducted.




1.0 Introduction

1.1 Background to the Study

The examination of the roles of cooperative societies in Nigeria is vital to the least. The larger number of the population residing in the rural area in the first place. No meaningful development can be achieved in a country without rural transformation.

Although real estate is one of the most stable and profitable investment opportunities available it is the vital real estate that is the new gold rush. Real estate investments are tools used to analyze financial condition and performance. Financial analysis mean different things to different people, trade creditor are primarily:

The co-operative movement was formalized in 1936 which co-operative law was passed:

1.2 Statement of the Problems

Finance which ensures the smooth and proper running of an organization has been a major problem facing co-operative societies.

Old Age:

At the stage of old age there marked signs of decline which is clear and the property sinks rapidly status.

The lower class using the property will use a rough and may not pay their rent as and when due and the property will not be maintained the fashion of the building has reduced drastically. The rate of change of tenants will make the rate of decline to be high.


1.3 The Objective of the Study

  1. To identify the forms of co-operative finances available of Osisioma local government.
  2. To determine the contribution of such co-operative projects to the development of Abia State.
  3. To make recommendation based on the finding.

1.4 Significance of the Study

Co-operative financing is significant in Nigeria, especially to the rural areas. ABIA State council in particular. This is because it brings about development.

In the rural areas and overall economic development of a country this study on co-operative societies. The examination of the roles of co-operative financing on rural development with special reference to Osisioma Area co-operative council shall intend to enhance the members of the co-operative.


1.5 The Scope of the Study

This study is limited to Abia State. Osisioma L.G.A. in particular, this is due to time constraints which made it impossible to trade to all rural areas in Osisioma Local Government Area.


1.6 The Limitations of the Study

Most of the rural dwellers were too conservative to respond to the questionnaire issued by the researcher.

The limitation is to put things in order by having good structure.


1.7 Definition of Terms

Co-Operative:

Is an association of persons who have identified their social and economics problem in common. This is an association of persons varying in numbers who are grapping participate. Collective combined common — joints shared mutual united concerted coordinated.

Financing:

This is that act of raising and using of funds by individuals, co-operative societies, firms and government organization, for the day to day operations and management of their business undertaking.

Impact:

This is the powerful effect that some thing has on anything or any body. It can also be seen as a help rendered with result to achievement of recommendable success.

Rural Development:

World bank defines rural development as a strategy designed to improve the economic and social life of a specific group of people who live in the rural area.
